Overview:

The Manager / Assistant Manager, Operations plays an important role in ensuring a safe, secure, clean and environmentally sustainable shopping mall environment.  Key responsibilities include overseeing security, car park operations, workplace safety, housekeeping, and environmental compliance. Effective vendor management is crucial to ensure operational practices meet regulatory standards and support the mall's strategic objectives. 

 

Job Responsibilities:

  • Oversee the mall’s overall security operations to ensure the safety of shoppers, tenants, staff, and assets. Implement and review security protocols, emergency response plans, and crisis management procedures to ensure compliance with regulatory and corporate requirements.
  • Manage daily car park operations to ensure smooth traffic flow, safety, and positive customer experience. Implement revenue optimization strategies, pricing adjustments, and operational improvements.
  • Act as a key representative for Workplace Safety & Heath (WSH) compliance. Develop and implement workplace safety policies, risk assessments, and emergency preparedness plans.
  • Oversee and manage all aspects of housekeeping operations within the shopping mall. Develop and implement efficient cleaning protocols to maintain a high standard of cleanliness.
  • Oversee waste segregation, recycling, and disposal procedures. Establish and manage waste disposal procedures and optimize waste management systems for efficiency and sustainability.
  • Design and execute environmental sanitation programs to promote a healthy and safe environment.
  • Implement disinfection protocols to maintain a hygienic environment, especially in high-touch areas.
  • Ensure compliance with environmental hygiene standards and food safety regulations.
  • Oversee maintenance of kitchen exhaust system for optimal functionality.
  • Monitor indoor air quality and implement measures to enhance it.
  • Implement water-efficient practices and technologies to minimize water consumption.
  • Review existing contracts and negotiate contract terms related to security, housekeeping, car park and other environmental services.
  • Monitor and evaluate vendors’ key performance indicators (KPIs) to drive service excellence.
  • Assist in the development of budgets related to environmental services, security operations, car park management and workplace safety initiatives. Identify cost-saving opportunities, streamline processes and negotiate favourable terms to achieve cost efficiency while maintaining high service standards.

 

Requirements:

  • Degree or Diploma in Facility Management, Environmental Science, or related disciplines.
  • Minimum 5 to 8 years of relevant experience in a similar role, preferably in a shopping mall or commercial property management setting.
  • Good leadership and organizational abilities.
  • Proficient in tendering processes, including calling for tenders, ITQs, and vendor negotiations.
  • Strong knowledge of building fabrics, security management, environmental sustainability, and regulatory compliance.
  • Good communication, problem-solving, and negotiation skills.
  • Familiarity with contract optimization and vendor management.
  • Demonstrated ability to interact well with various stakeholders, both internal and external (e.g. MOM, SCDF, SPF and vendors), across all levels.
