Officer - Fitting Out & Design (HK)

Job Duties

1. Tenant Design Management

  • Review and vet tenants' shop design submissions to ensure compliance with the landlord's design standards, fit-out guidelines, house rules, and statutory requirements.
  • Provide professional design advice and recommendations to tenants and their consultants throughout the design and fit-out process.
  • Assess shopfronts, signage, materials, layouts, lighting, and merchandising concepts to achieve high-quality retail presentation.
  • Guide tenants in enhancing store functionality, operational efficiency, and customer experience. 

2. Leasing Team Support

  • Work closely with Leasing and Asset Management teams to understand tenant mix strategies and business objectives.
  • Provide design input and creative solutions to support leasing negotiations and new tenancy opportunities.
  • Prepare layout plans, conceptual sketches, design studies, and visual references for leasing presentations when required.
  • Advise on shop planning and design opportunities that can maximize tenant performance and attract customers.

3. Customer Experience & Shopping Journey Enhancement

  • Evaluate tenant designs from a customer perspective to ensure an attractive, comfortable, and engaging shopping environment.
  • Recommend design improvements that strengthen customer flow, visibility, accessibility, and retail experience.
  • Monitor market trends, retail concepts, and competitor developments to continuously enhance the shopping journey within the portfolio.
  • Promote innovative, sustainable, and customer-centric design solutions.

4. Fit-Out Project Coordination

  • Coordinate with tenants, consultants, contractors, Property Management, Technical Services, and internal stakeholders during the fit-out process.
  • Monitor fit-out progress and conduct site inspections to ensure approved designs are properly implemented.
  • Resolve design-related issues and provide timely recommendations to facilitate smooth project completion.
  • Ensure fit-out works are completed in accordance with approved submissions and landlord requirements.

5. Design Standards & Documentation

  • Maintain and update design guidelines, fit-out requirements, design references, and best-practice standards.
  • Prepare design comments, review records, reports, and project documentation.
  • Maintain proper filing and tracking systems for design submissions and approvals.
  • Develop design references and case studies to support continuous improvement of tenant design quality.

6. ESG & Sustainability

  • Promote sustainable design principles and environmentally responsible materials where appropriate.
  • Provide ESG-related design recommendations to tenants and internal stakeholders.
  • Support corporate sustainability initiatives through tenant design management and fit-out review processes. 

Requirements

  • Degree in Interior Design, Architecture, Environmental Design, or related discipline.
  • 3–8 years' experience in retail, shopping mall, landlord, property management, architecture, or interior design practice.
  • Strong understanding of retail design, tenant fit-out management, customer experience, and shopping mall operations.
  • Proficient in AutoCAD, Adobe Creative Suite, SketchUp, Revit, or related design software.
  • Strong communication and stakeholder management skills.
  • Ability to balance design creativity with operational and commercial considerations.
