Senior Manager - Asset Planning & Strategy

Job Duties

 

  • Drive value creation for Link’s Hong Kong portfolio with Asset Managers (asset owners) through careful asset planning as well as asset enhancement and placemaking project management.
  • Propose, analyse, and prioritise potential opportunities related to asset enhancement, re-positioning and re-development, from the perspective of asset owner.
  • Define individual project objectives, scope and timeframe based on research and market intelligence, review of the property performance, positioning and trade-mix, and technical, design and regulatory requirements. 
  • Plan and prepare feasibility studies and investment presentation and papers for senior management and Board’s approval and ensure projects KPIs are reviewed regularly and met based on research findings, financial analysis, cost planning, business forecasts, innovative design, etc.
  • Work closely with stakeholder teams such as Asset Management (AM), Leasing, Project and Engineering, Property Management, Corporate Affairs teams in project planning and execution to maximise impact. 
  • Lead as the gatekeeper of projects’ quality and standards, cost, and timeline, supporting the effective and efficient delivery of each project as per the Company’s branding guidelines, as internal client to Project team.  
  • Manage overall projects pipeline and monitor project delivery to ensure overall asset enhancement meets financial and operational objectives.
  • Communicate and share the knowledge and intelligence when it comes to best practice in execution and good benchmarks in the market.  Manage a library of good references and facilitate cross portfolio learning sharing and execution.
  • Lead adhoc AM projects when needed. 

Requirements

 

  • Degree holder or above in Architecture, Surveying, Real Estate, Building Studies, Property Management or related disciplines.
  • Minimum 10 years of solid experience in property fund, real estate development, real estate asset management, focus on retail environment would be an advantage.
  • Strong leadership with good communication, problem-solving, analytical and time management skills. The role requires coordination with various in-house departments and the ability to manage multiple projects at the same time.
  • Very good command in spoken and written English & Chinese.
  • Proficiency in PC skills, particularly in MS Word, Excel, PowerPoint.
